Course scope and difficulty answer different questions
118/128 Foundation covers shared real estate concepts and basic property arithmetic. It does not assume discounted-cash-flow or amortization calculations. FIN118 students should start with this filter.
128 Finance application covers real estate finance applications beyond that foundation. FIN128 students use both categories as directed in class. FNCE128 requires FNCE121 or FNCE121S. The finance-method tags identify knowledge to review; topics such as property debt sizing and waterfalls are developed within the course.
143 identifies entrepreneurial finance practice. FNCE143 also requires FNCE121 or FNCE121S. A Hard foundation question can be appropriate for FIN118, while an Easy DCF question remains a FIN128 finance application. Labels guide practice and do not add assignment or exam requirements. How the 0–8 difficulty score works
The score estimates complexity after the concept is taught, using one scale across the courses. It is an editorial judgment, not measured student performance or a prediction of exam questions.
| Component | Scoring anchors |
|---|---|
| Reasoning, 0–3 | 0: recognize or recall. 1: apply one rule. 2: compare or infer. 3: evaluate interacting constraints or competing explanations. |
| Solution steps, 0–3 | 0: no calculation or dependent step. 1: one substantive operation. 2: two or three consequential steps. 3: a longer dependent calculation, iterative solve, or linked cash-flow sequence. |
| Information handling, 0–2 | 0: inputs and basis are explicit. 1: select relevant inputs, units, or denominator. 2: reconcile timing, tables, records, or constraints. |
Easy: 0–2. Medium: 3–5. Hard: 6–8. Question length, large dollar amounts, and advanced topic names do not automatically increase the score. A supplied formula or factor reduces the work required. Ordinary calculator use is assumed when appropriate.
The same question keeps the same rating wherever it appears. A changed question needs a new review. IDs make it easier to compare a slide with its online version. Six current lecture questions are listed as deck only.
